Density Bonus Incentive (PDF, 524 kb) - On April 12, 2006, Mayor Nickels signed new downtown zoning legislation updating rules for the central office core and adjoining areas, including Denny Triangle and a portion of Belltown. Changes in the new regulations were made to provide greater heights and/or greater floor area for commercial and residential buildings. To gain greater height or density, projects must achieve a LEED™ Silver rating or higher, as well as contribute to affordable housing and other public amenities. The zoning changes also offer greater transferable development rights for historic structures. Click here to read more about the Downtown Zoning Changes. BUILT SMART – For multi-family only Seattle City Light offers financial incentives to architects, builders and owners to design and build energy and resource-efficient market rate and affordable multi-family housing. Design for Occupant Recycling - The City of Seattle requires new commercial and multifamily buildings to provide space for the storage of recyclables and garbage, but a designer can do a lot more to maximize occupant recycling in a building. Our fact sheet Designing for Occupant Recycling (PDF, 95 kb) explains more. |
